These Booking Terms govern the conditions for booking and staying at Más Boutique Hotel Rome, an accommodation facility operated by City Life S.r.l. (hereinafter also “the property” or “we”). By making a booking, whether directly or through third-party channels, the guest confirms that they have read and accept these conditions. 1. How to book
You can book a stay through the official website masbhrome.com (integrated booking engine), by telephone or email contacting the property, or through online travel agencies (OTAs) and other authorised intermediaries. A booking is confirmed once confirmation is received from the property or the booking channel used. The applicable rate is the one shown and accepted at the time of confirmation.
2. Cancellation and changes
Unless otherwise specified by the rate selected at the time of booking, you may cancel your booking free of charge by 15:00 (Italian time) on the day before arrival. In the event of cancellation made on the day of arrival, or of no-show, the full amount of the stay will be charged. Promotional or non-refundable rates may have different and stricter cancellation conditions, always clearly stated before confirmation. To change a booking, please contact us as soon as possible: changes are subject to availability.
3. Payment and guarantee
At check-in, a valid photo ID and a credit card as guarantee are required for each guest. Accepted payment methods and any advance payment conditions vary depending on the rate selected and are indicated at the time of booking. All rates are expressed in Euro (€) and include applicable VAT. The city tax, where due, is excluded from the rate and must be paid separately according to the rates set by the City of Rome.
4. Arrival and departure
Check-in is available from 2:00 pm, while check-out is by 12:00 noon. In the event of early arrival, we will do our best to welcome you as soon as possible; you may also leave your luggage before check-in. Early arrivals and late departures are subject to availability. On arrival, in accordance with applicable law, a valid identity document is required for each guest. Guests under 18 may check in only if accompanied by a parent or legal guardian.
5. Property rules
To ensure the comfort and tranquillity of all guests: pets are not allowed within the property; the property is entirely non-smoking and smoking is prohibited in rooms and indoor common areas. Children of all ages are welcome; guests aged 18 or over pay the adult rate. Extra beds are not available; cots are subject to availability. Failure to comply with the rules may result in charges for restoration costs or termination of the stay.
6. Special requests
Special requests (for example adjoining rooms, particular needs, arrival times) are subject to availability and may incur a surcharge. Please let us know your requests at the time of booking: by booking directly, we handle them without the intermediation of third-party platforms.
7. Liability and damages
The guest is responsible for any damage caused to rooms, furnishings and common areas during the stay; the property reserves the right to charge the costs of repair or replacement. The property is not liable for the safekeeping of money, valuables and precious items not deposited in the safe where provided, within the limits set out in Articles 1783 et seq. of the Italian Civil Code regarding the liability of the hotelier.
8. Direct booking and comparison with third-party channels
The property promotes direct booking through its official website. Any comparison between direct booking and booking through OTAs (online travel agencies, for example Booking, Expedia and the like) shown on the website is purely informative and refers to the benefits of direct booking:
- Rate: direct booking may benefit from a dedicated rate, indicated on a case-by-case basis during booking and subject to availability. The “−15%” indication represents the maximum applicable benefit and does not constitute a guarantee of a fixed discount on every option and period.
- Direct contact: by booking directly, the guest communicates with our team without the intermediation of third-party platforms.
- Special requests: requests made through direct booking are handled directly by the property; those submitted through OTAs may be subject to the platform’s filters and limits and are not guaranteed.
- Pre-stay care and direct benefits: certain services and attentions reserved for guests are available exclusively to those who book directly.
All rates, conditions and benefits are subject to availability and may vary. The conditions of the specific rate selected prevail in the event of any discrepancy.
9. Complaints and jurisdiction
Any complaints relating to the stay may be sent to info@masbhrome.com. We undertake to respond as quickly as possible. Under European law, consumer guests may also access the European Commission’s Online Dispute Resolution (ODR) platform. For disputes with consumers, the mandatory rules on the consumer’s place of residence or domicile under the Italian Consumer Code apply.
10. Changes to these terms
The property reserves the right to update these Booking Terms at any time. The applicable conditions are those in force at the time of booking confirmation.
